It is to be corrected, title said there was a HUD Lien for $62k and we needed to bump the loan amount to cover it but that is temporary

That is the only reason I can think of and no I won't refinance if my mortgage doubles

Oh you know what, one lien looks like a lien from 2018 in the amount of $56,147.50 but as I read it I think we may be ok, this may be a clerical thing where the prior lender never filed the lien release from when the the mortgage was refinanced or paid in 2018
We may be ok and it may just need to be released by the other lender which is an easy fix. The other one is only a $6.9k lien from way back in 2013, did you guys refinance or do anything that would potentially cause a lien? I think the bigger one is just a situation where your prior lender didn't release the mortgage which happens sometimes because they are lazy
The only thing I can think of is the loan modification with Carrington! I was laid off from 2016 to 2018 so I did a loan modification to reduce the cost of the mortgage until I got back on my feet after two years of unemployment

Was it just a couple months or longer? It mentions your daughter so it may be her lien as well and not yours.
In Oder for me to get the modification she had to be included on the mortgage because of the lack of my income! There was a lot of back and forth with Carrington and my bankruptcy and I don't remember how many payments were deferred
Not a worry if it is the modification, we can get around it, if it is on your daughter we can avoid it since she is coming off the loan. Title is looking into it so these aren't final numbers.
Reviewing your modification, it really looks like the $6,000 lien is the modification, I have a hunge the large one is in error after looking over things.
We will end up dropping that loan back down !

Happy to help, we didn't want the title search to slow things down so we just made the required adjustments to make sure worse case you still qualified and we could get the equity for you and still had it conditionally approved and not slow the process.
For now it is just waiting for confirmation of my hunch, I think they did ask you to send over a recent utility bill so if you can pluck one from online at some point that would be all.

So the HUD lien are stemming from either loan modifications done in 2012 and 2018 and what they are from what it shows is outstanding balances that were never paid off. Your current lender modified the loan, pretty much saying yea we will let you skip however many months of payment but we are going to tack that amount back in a separate "lien" that also accures interest. Loan modification is great to not miss a payment but is a trap because that money doesn't go away.
It sits separate to your loan and accures interest and they usually down play that part.
So when you go to refinance or pull equity out or sale the home, you get hit with that lien and it has to be paid off, before anything can be done. Either Carrington or the prior lender before then screwed you by letting that balance sit and accrue interest each month. Now we are looking to pull equity out and the HUD liens they placed are coming into play because the old lender is essentially saying, " hold up, you can't do anything with your property until you pay the loan off in full + the HUD lien from the modification.
Now there are ways I've come up that will allow us to restructure things and still give you some equity and lower your payment down but we do have to pay those liens with the loan, no lender can proceed until their paid. So like say you sold the property down the road, that lien not only would have to be paid off but it continues to grow, it is like a weed and left uncheck will really financially continue to take up your homes equity and handcuff you.
I know your payment was a big thing so I have some ways to get it down, break you out of those HUD liens and still walk away with equity. I just wanted to work through it over the phone to make sure I structured it a way that works for you because besides restructuring things we are all done and set to get you final approval but I want to first make sure it works for you post restructuring!
Ok that is crazy! Carrington Mortgage has been a problem since they picked up my mortgage! I e wanted to get away from them for years
I will be honest Carrington is horrible and no goes to them by choice, the amount of people who are under their foot when they reach us is insane.
They probably never mentioned that and thats how they try to keep you. This will correct things, get you out of their hands and give you some equity. I just want to get the payment down and I have a few options

Typically that is how it happens is another lender sales to them and they are the worst lenders we deal with. No one goes their by choice sadly but we would like the chance to free ya up and get not only the equity desired but the credit score and liens off your back because those out of the 3 are going to be the most troublesome because they keep growing in the background.

Why do you need the separation agreement if you have proof of divorce
It is only to have in the file, they just need the original, we are done from there.
It makes no sense because that is null and void since the divorce
I know, I asked if we could just use what they had and the underwriter said the only reason it has to be documented in the file is in case of getting audited.

Did I sign a loan assumption request? Can I see the financial qualifications that determined I could financially afforded the new monthly mortgage amount?
I am not sure what was going on with the system, I hadn't received any email or messages until yesterday, nothing changed in my setting and I wasn't intentionally blocking anything. We have not assumed the loan or finalized anything, we just have you getting approved but were setting to withdraw it, it just takes a couple days to get it pulled. Are you asking to see like a conditional approval document?
Based on my research I should have completed a Loan Assumption Request and the UW was supposed to financially qualify me so I wanted to see the UW financial qualification
We have a conditional approval letter but this loan is not an assumption, this is a cash refinance.
Since you require a copy of my separation agreement the financial qualifications is required and I want to see the UW qualifications that I could afford the monthly mortgage payment
I emailed over the conditional approval showing the loan was set for approval in the event we got all outstanding conditions to met loan guidelines.

Yes ma'am but with us being able to exclude the charged off debts, give you the equity we can and paying off the massive HUD lien we were able to qualify you based off your income and debt to income ratio!

We based your monthly expenses off of the debts listed on the credit report. The debt to income reflected is based what your debt to income is with us doing our loan.
So that doesn't account for my living expenses
It accounts for all expenses listed on your credit report, including your mortgage payment which also includes escrow so taxes and insurance as well. It won't reflect things like phone bill or electric or streaming services or gas.
So that is why I asked if I completely a monthly expense spreadsheet so you can see my monthly expenses! $2218 is my monthly expenses so adding that with your total including mortgage you still think I can afford the new mortgage?

No worries, I see what you mean, does your ex-husband pay any household items. What would be doing would consolidate the HUD liens and can netting $26k back as a nest egg, we will be able to also save you two payments, saving you 2k up front. We would only be asking you to hold on to the payment until April and we will be able to drop the payment for free and save you probably 400-500 dollars on the monthly payment but in the meantime you would have 26k in pocket and the liens lifted off of you.
This 100% I believe , if we follow these steps will put you in a much better financial situation and I promise within 12 to 24 months you would be happy to have done it

The money was for renovations not nest egg and I would end up using some of that to offset the mortgage payment t which would not be a benefit to me! Yes he pays his share but there is no guarantee he will always be around! Also since we were paying a higher mortgage I was giving him money so again reduces the cash out! It's out of reach for me at this time!

You inquiring about my ex husband's contribution is not included in the approval process so it's a way around your approval process and not legally binding and not sure any mortgage legislation would approve of it
I can understand that, listen I don't mind withdrawing the file I just wanted to try to provide benefits the best we can. My fear is just that with the market cooling off and home values declining I just don't want you passing up the opportunity to access the equity and get the HUD liens removed. I just didn't want you to be in a situation where the value comes in lower in 6 months to a year and not be able to access to the equity or worse the liens being over the value of the home. I do understand the payment aspect of it.
We can get the payment down in the spring to a manageable payment. It was never our intention to have to pay the liens off but sadly it is just due to them being HUD liens. I respect your decision but just want to ask one more time if you are sure? This is the best it may get loan option wise for a bit.
I will also say this, if you do not wish to continue, I ask that you maintain a credit score above 550 as that is the threshold for qualifying with us and any lender
for equity and I want to make sure you are going to be able to remain eligible.
Like I said I'm afraid would end up using to money to offset the mortgage payments and not for the renovation planned as I expected more money for cash out!
We don't request all bills such as electric and gas or stuff, just what is listed on credit. Our fiduary responsibility is to try and qualify a borrower based on investment guidelines and that was what we were doing, trying to access the equity for you. Where things went left is due to the massive HUD liens stuck on title that we as well as any lender would have to pay off. That is what caused us to raise the loan amount and in turn the payment.
Those liens will be there until they are paid off by you or a lender or you sale the home and they will be yanked from the proceeds. They are currently anchors on your home and until cleared will continue to be. I was just wanting to see about your ex-husband to see if he was covering any cost and I apologize if it was over stepping. The approval of the loan was based solely on your information, there was no work around, you qualify for the loan.
I understand and we expected to give more equity but again, with those liens that is the only
equity available and with how the market is going, if the value is less in 6 to 12 months on your home, you will have even less equity to access. It is 6 months but to your point I don't know how much the monthly payment would need to be offset during that time. I just didn't want to see you miss a potential last train. With everything post COVID there has been an abundance of equity never seen before but it is ending now that rates are stable and the market is cooling off.
I am just giving my two cents that there may not be a next time.

I just realized that your mortgage statement on the bottom shows the prior date and payment. The screenshot you showed won't but if you would be willing to log in and send the most recent statement on your portal, I can show on the bottom of it the date of your last payment.
If not we can try with what we have I just don't want any doubt from the underwriter. Either way the loan is getting resubbed but the most recent statement would be perfect.

Every time it goes to UW there is something else! If they were doing their job correctly they would have asked for all they needed upfront so apparently they don't want my business as a risk and you are trying to make commissions off of sales! It is just due to nature of the loan, it is manual underwrite which means we can't get the systems approval, what it is we just need Elite Legal to put in words " You are not late" and "they are not a credit consoling company, just a debt consolidation company" they are willing to do so but need it to come from you. That is all.

The loan # she gave was invalid or the loan had been sold. I left numerous messages for her and loan servicing to find out who bought the loan. They never answered me.

I have never felt so disrespected in my entire life as a client. Tory Valencia, Director of Operations, was rude, unprofessional, and disrespectful when she was asked simple questions about my file that she was unable to answer.
Instead, she started 'yelling and yapping like a Chihuahua' on the phone and hung up on me, a customer using Cross Country LLC to finance my home. It is sad that with a fancy title like Director of Operations, she would know the basics of customer service. Well, they can kiss my business goodbye.
I guess that is how clients are treated at Cross Country LLC. Even if I ever dream about being disrespectful and hanging up on a client, I would be fired on the spot in that dream, but I guess white girl privilege is something else.

After having this mortgage for four years, I am interested in eliminating PMI. Today, 1/13/25, I spoke to four different associates, and the last one was very good.
Notwithstanding, 33 minutes later, she was unable to connect me to a supervisor or an associate to discuss PMI.
It's unreal. As soon as interest rates are down, it'll be bye-bye.

We have been trying to receive our payoff amount for over a month now & the company keeps saying our loan was sold, but we received a letter in the mail that says CrossCountry is still the SERVICER, so we would like our Payoff Amount. We have placed a case with the Ohio Attorney General's Office & they said we could actually sue for the Interest & time & effort to receive our Payoff Amount which they said is required for you to Provide!

ZERO customer service
Customer service in truly non - existent. 4 months after mortgage they switched my account to new servicer which is still part of the same company.
They pulled a hard credit check again, which dinged my credit. My broker said it would drop after a few months - it never did. It gets better : ever. single.

I try to call them there is a robot asking multiple questions , sometimes repetitive, and if I ask for live agent - another round of questions and regardless of my answer it goes round and round without any intention to switch you to an agent. After asking for an agent 20 times they disconnect my call.
But they like cashing my check every month.
I will NEVER use them again for any of my real estate.
With so many options out there, do your homework- save time and definitely go elsewhere!

I have had Cross Country for about 2 years with multiple issues taking place.
1. They were sending the mortgage bill to the tenants and they were sending it back or throwing it away.
Several months we would get a copy, check the box for "change of address" and send off. Would never get fixed. We were then told that we need to fill out a form and fax it, which we did. Still no fix.
Took getting on with a supervisor and ensuring her I had everyone's name I had talked to and threatening legal action to get it fixed.
2. They were sending wrong amounts to the local taxing authority and sending double payments. In speaking with the tax collector, he stated that it has been a nightmare dealing with Cross Country. At that time, I canceled the escrow and have paid the taxes and insurance on my own for over a year.

My loan was "sold" from Cross Country mortgage to Cross Country LLC. in February. When I sent in the February payment, I sent a substantial extra and clearly marked the slip with Extra Principal. I got a notice from the "new " servicer that I was behind on my escrow and they took a large sum of the money ($1295) marked for principal and opened an escrow account, also my payments would be going up by 323 dollars a month to account for the minimum balance needed.

Since the sale of my loan there is no way to get thru to and actual person. I had to put in a complaint to BBB, who forwarded it to corporate. They called and patched me thru to a rep who was of no help.
5. MY wife asked for a payoff quote via my wife's email, for which we were charged 25 dollars.
That email never arrived (Yes, I checked the SPAM folder). The rep also tried sending to mine while I was on with her.
Again, no email has come thru.
This company is a total sham. I will tell anyone to run from them as fast as they can.

Horrible loan servicing and Customer service
To start off they didn't investigate my pervious outstanding debts, for pay-offs, Yes, that would be a title company problem. But I saw a problem with what they identified and asked them to look into it.
The blew me off. The loan went through missing $30,000.00 of payouts that had to come out of the money I had set aside for other matters. Then they stalled while the intrest rate went up 2 points. Once the loan was set things went OK until they changed their servicing company, then things went down hill.
The first payment to the new company bounces and was returned and I got charged a fee for the return then I tried to access my account and Cant even access my account. I have tried for three months now. I need to get my Form 1098 from them and I can't access it. Tried the web site, no go, tried the chat, no go, tried the phone help line, no go.
Couldn't even make a good contact most of the time. God, I hate this company
Preferred solution: I need access to my account then I need my Form 1098 for my taxes

No agents available on webchat.
Nobody answers the phone. Sat on hold for 2 hours and gave up.
They have the wrong social security number on my 1098.
I can't reach anyone to fix it.
I can't file my taxes until it is fixed. Basically I am screwed because this stupid company can't get their act together, and yet they make thousands of dollars a year from me in interest.

Horrible communication, horrible phone system, can't get a real person
They changed the address to send payment to, then called on the 7th to say they didn't get my payment, even though I sent it to their new address and it went on the 1st (just like it does every month and has for over 10 years). Then they said they wouldn't call the credit reporting agency on me yet.
WTF? It's their fault they don't have the payment, not mine. When I tried to call back, I could not get through their black hole of a phone system to a real person to save my life.
This company should be fined for customer abuse. Absolutely the worst I've ever dealt with.

It NEVER remembers me or my password = a new password every time!
CCM does not let me sign in!! SEE "Reason for your review." Every month I attempt to sign in to pay my mortgage, but it never "remembers" me or my password.
I have ALWAYS had this problem, with the old company and so far with this new one. Can you please look into this so I don't have to spend, believe it or not, hours, to sign in to pay my mortgage
