pany and its brokers should be sued and shut down for breaching its fiduciary duties when accepting documents which contain personal information such as SSN#, account numbers, financial statements, and then in turn not following through with the underwriting process or returning emails or phone calls. After several inquiries I was given the impression we could get a loan by the initial mortgage officer, Johnny Rivera, even though other brokers said we probably would not qualify. The mortgage broker explained since Cross Country was a preferred lender they could do things other companies couldn't. So I did what he told my to do until I was not able to reach him any longer. I later found out he no longer worked for the company. The 2nd loan officer. Sharon Treska contacted my with his file and said we could start over so I resubmitted more tax documents to her. I asked her if we were a hopeless case, and she reassured me we were not and that she has been in the business over 15 years. My communication with her started in November 2014. Since then in a span of over 6 months, she strung me along continually requesting more documents(and it was a grueling process to get 1099s, pension awards letters, bank statements, taxes, from my in-laws who were to be cosigners. ) But once everything was finally submitted she never got back to me! I finally got a response to my email after waiting for months in which she stated she thought I said to hold off!! She then lied again and requested fresh W2s, plus 2014 tax file saying underwriters could make a decision in a couple of days. Never got a response after that!!! This is gross negligence if not consumer fraud. I did everything she asked me to do in good faith. She lied by not giving a realistic evaluation, gave false promises, and in the end did not even finish the job. I am a licensed insurance broker for life/health myself and this type of behavior would never fly in our regulated industry. CrossCountry Mortgage should be fined by the state if not shut down as I see one too many people with similar complaints as mine.

Here is a copy of one of her many emails I have record of:

Hi Casey,

We are almost there…

But must have funds to close showing in a statement that has all pages and is not at all blacked out. This is an actual underwrite of file not pre-approval.

Funds will need to be at least $16K showing. You can use statements from in laws but need all pages and no ink/marker on them.

Thanks,

Sharon

"grueling process to get 1099s, pension awards letters, bank statements, taxes from my in-laws who were to be cosigners" - that's ALL part of the process! Co-signers have to be vetted just the same as principal buyers because if you quit making payments, guess who they will turn to?

Yep, the other QUALIFIED borrower. And documentation with black outs, proof of funds - yeah, this lender is an animal. Once all the necessary documentation is received, only THEN can the loan be fully considered. By your admissions, you knew it was a longshot that a lender could get you approved anyway and you're not approved until you sign on the dotted line.

The thing best about this company is at least they tried to work with your situation. It's sad that the federal government requires so much red tape and hoops for the lenders to jump through and the borrowers can remain rude, impatient and TOTALLY ignorant to how credit and lending actually works. Don't get me wrong, you don't sound *** - you just obviously don't understand the process and you're mad you didn't get approved.

I get it - but if hearing no is the worst thing that's ever happened to you, then consider yourself lucky! A bit of advice - fix your credit issues and NEVER drag your *** in-laws into a business deal.
